Letting or renting in Cyprus? For new tenancies, almost everything depends on what the contract says — which makes a complete, mutually understood contract essential.

The problem

Cypriot tenancy law knows two worlds: the Rent Control Law of 1983 protects only older buildings (completed before 2000) — and as a rule does not protect foreign tenants at all. All other tenancies are purely contractual under the Contract Law (Cap. 149): no statutory extensions, no rent brake, no special eviction protection. What is not in the contract does not exist — so the quality of the contract decides everything.

Good to know — Cypriot legal situation

  • New tenancies (buildings after 1999, foreign tenants) are contractual tenancies: what is agreed applies — freedom of contract under the Contract Law, Cap. 149.
  • English is well established in Cypriot legal practice; English-language contracts are enforceable before the District Courts.
  • Tenancies under six months are always contractual; the District Court of the place of the dwelling has jurisdiction.
