Frequently asked questions

How fast must the deposit be returned after I move out?
It depends on the country. France: within 1 month of the key handover if the move-out inventory matches, otherwise within 2 months, then 10% of the base rent for each month started in delay — loi n° 89-462 du 6 juillet 1989 art. 22, as of 2014. Thailand (contract-controlled residential leasing): within 7 days — Notification of the Contract Committee B.E. 2561 (2018) cl. 4, as of 2018. Austria: without delay — MRG § 16b Abs 2, as of 2026.
Can the landlord deduct whatever they like from the deposit?
No. In Cyprus, deductions are limited to the actual, reasonably foreseeable loss or damage from the tenant’s breach, and no penalty may be retained — Contract Law, Cap. 149 ss. 73-75, as of 2026. In Austria, the deposit may only be used to settle justified claims arising from the tenancy — MRG § 16b Abs 2, as of 2026.
Do I earn interest on my deposit?
It depends on the country. Germany: the cash deposit must be held in an interest-bearing account separate from the landlord’s assets, and the interest belongs to the tenant — BGB § 551 Abs. 3, as of 2001. Austria: the deposit is repaid together with its investment interest — MRG § 16b Abs 2, as of 2026. Spain: the balance owed back bears statutory interest if it is not refunded within 1 month after the keys are handed over — LAU art. 36.4, as of 1995.
What is the maximum amount of a deposit?
Germany: at most three months’ net cold rent — BGB § 551 Abs. 1, as of 2001. Austria: no statutory numerical cap; the only limit is the ban on immoral terms — MRG § 16b, as of 2026.

Why DUOLEXX instead of just asking an AI?

An AI writes text fast. That doesn't make it legally sound, bilingual and ready to sign. That's exactly the difference.

Grounded in local law

Every document follows the law of the chosen country — researched clauses, not a generic template from the web.

Authoritative language + translation

The binding version in the legal language, alongside an understandable translation. A chat rarely delivers both, soundly, at once.

Verifiable signature

Two-party signature with a SHA-256 integrity proof — provable that both signed the same wording.

Finished, not just text

PDF, signature, archive and share link in one flow — an AI chat only hands back raw text.
