How much deposit can my landlord take in Thailand?
For operators letting five or more residential units, the security deposit is capped at one month's rent, and advance rent at one month too — Notification of the Contract Committee (Residential Property Leasing) B.E. 2561 (2018), cl. 4.
When must my deposit be refunded after I move out?
A controlled residential-leasing operator must return the deposit within 7 days of the lease ending and the property being handed back without damage — cl. 4 of the same Notification (B.E. 2561, 2018).
Can the landlord keep my deposit for normal wear and tear?
No — you are not liable for depreciation caused by ordinary use (Civil and Commercial Code s. 562). But if no condition list was made at handover, you are presumed to have received the property in good condition and must return it that way (s. 561), which is a frequent basis for disputed deductions — so record the condition at move-in.
How much notice do I give to end the lease early?
At least 30 days' written notice for a controlled residential lease — Notification of the Contract Committee (Residential Property Leasing) B.E. 2561 (2018), cl. 4.
Do these deposit caps apply to every landlord?
They apply to contract-controlled operators — those letting five or more residential units (cl. 3, B.E. 2561, 2018). A small private landlord letting a single unit may fall outside this regime, so check who your lessor is.
