How much can the landlord keep from my deposit?
Only the actual, reasonably foreseeable loss arising from a breach — no flat penalty may be retained (Contract Law, Cap. 149, ss. 73-75, as of 2026).
Do I have to pay for normal wear and tear?
No. The tenant must return the premises in the condition received, and fair wear and tear is expressly excepted (Rent Control Law 23/1983, s. 27, as of 2026).
What notice period applies to me as a tenant?
If the agreement fixes none, your written notice to quit must be at least one month (Rent Control Law 23/1983, s. 11(2), as of 2026).
Is my guarantor also liable for deposit and damage claims?
Yes — the guarantor's liability is in principle co-extensive with the tenant's, unless the contract limits it (Contract Law, Cap. 149, s. 86, as of 2026).
Where do I sue if my deposit is not returned?
For a free-market tenancy the District Court where the property is located hears the claim, applying the Contract Law, Cap. 149 (Courts of Justice Law 14/1960; Contract Law, Cap. 149, as of 2026).
