Renting out or renting in Portugal as a foreigner? The non-permanent housing lease under the NRAU — clearly explained and translated into your language.

The problem

Portuguese residential leases generally carry a minimum term of one year — impractical for workations and temporary stays. The exception is the non-permanent housing lease, but only with an explicitly documented temporary purpose and fixed dates without automatic renewal. On top come formalities foreigners rarely know: registration with the tax authority, electronic rent receipts, mandatory NIF numbers.

Good to know — Portuguese legal situation

  • Fixed terms under one year are allowed if the contract explicitly states the non-permanent purpose — in writing, with fixed dates and no automatic renewal.
  • The landlord must register the contract with the tax authority within 30 days (form Modelo 2) and issue electronic rent receipts.
  • Both parties need a Portuguese tax number (NIF) — one of the first stops for foreigners.
