Which language version is binding?
The Portuguese version. In case of divergence between the Portuguese and the English text, the Portuguese prevails. (Código Civil / NRAU – Lei n.º 6/2006)
How is the lease reported to the tax office?
Using Modelo 2 (Imposto do Selo) filed with the Autoridade Tributária, stating the NIF of both landlord and tenant. (Código do Imposto do Selo, art. 60.º)
How can the tenant terminate the lease?
By registered letter with acknowledgment of receipt. The termination takes effect at the end of the corresponding calendar month. (Código Civil, arts. 1098.º and 1100.º; NRAU – Lei n.º 6/2006, art. 9.º)
Does the statutory minimum term apply to a non-permanent lease?
